Our Story

Established in 2009 by Sam and Alice Pritchard and Bryce Holmes. We are a happy bunch of skilled professionals, and together we offer a concentration of knowledge, experience and care that’s unique in our industry.

Our clients include individuals, corporate businesses, local authorities, iwi groups and government agencies which means that over the years we have developed a broad and insightful understanding of what makes communities tick.

We like to think that our commitment to finding the best solution for all involved – with whatever project we have the privilege of working on – means that our expertise is well utilised, and our care for land and people at a community level shine through.

Our History

Our History

The story of Land Matters begins with Sam’s late father, David Pritchard, and David’s brother Stuart.

Growing up in Ōtaki, David and Stuart became well known members of the local landscape – embracing opportunities in farming and horticulture, establishing connections with local contractors and, later on, seeking out areas of land near and far to create communities. This included the development of land in Waikawa Beach, Nikau Valley and the Lindale Complex in Paraparaumu, as well as several notable projects around New Zealand.

After many years of investing in farming and horticulture, it was when David saw the joy of bringing people together through the creation of communities, and the value of being able to take a land development project from conception to completion, that he realised the potential for a new business venture – Land Matters – with Sam Pritchard and Bryce Holmes at the helm.

On the Land Matters team today there are still several longtime, trusted employees and colleagues of David’s from his previous businesses, all of whom speak fondly of David’s tenacity and drive. Family values, shared interests and community-centric visions are what drove David’s passion for land development, and these are the same values that live on in Land Matters today.

Being an active part of our community, and doing our bit for things in our own backyard is part of what drives our whole team.

Land Matters has been involved in several community projects over the years, and will continue in the years to come. Below are two particular projects that we’ve been proud to be part of recently.

Waikanae to Ōtaki bike trail

Land Matters proposed the idea of an offroad bike trail from Waikanae to Ōtaki through the hills, connecting two communities and offering another outdoor activity to locals and visitors alike. $11,000 of funding was obtained from the Community Board to complete a feasibility study, and Land Matters committed to matching this contribution dollar for dollar to assist with scoping of the route, carrying out consultation with land owners, and preparing detailed costings.

Student Cadetship

Providing opportunities for secondary and tertiary students to work within the business during school and university holidays has become part of our annual schedule, and we always look forward to meeting new and enthusiastic guys and girls who are interested in understanding more about our industry. The scale of our team and the scope of our work provides great exposure within each of our business disciplines for rangatahi to gain meaningful exposure to all facets of what we do.

In the summer of 22/23, our cadet Matt enjoyed getting out in the field, working alongside our staff and learning every day. In his words,

“I’d much rather be working in a job that could go somewhere, than just stacking shelves to earn a buck. I can see myself doing something like this in the future.”

Sophie Neal spent the summers of 20/21/22 interning at Land Matters. Sophie was keen to share her experience in the hope that others would contact Sam or Bryce and could gain the wonderful learning and development opportunity that she has.

“The diverse skill-sets and depth of experience of the Land Matters team were a core reason that I joined as an intern and then returned for a 2nd summer. Whilst there were many great memories, one of my favourite was solving a problem situation where I wasn’t able to take a water sample by using my hair ties and a stick.”
When asked if there was anything she’d change over the 2 summers Sophie’s only regret was that she didn’t get to share it with another intern.
